ARIZONA MOBILE HOMES
55+ Parks:
Interested in a mobile home in an age restricted 55+ park in Arizona? Prices for single or doublewide units can range from $10,000 to $30,000. The amount of Barter$$ accepted varies with each listing. Canadian / U.S. agents will source inventory for those who have registered with BarterChek. Keep in mind most units will be on rented pads where costs can vary from $350 to $450 monthly. Numerous doublewide units in the $20-$30,000 range and singlewides in the $6,000 to $12,000 range are on the market. Proposals might involve $5-$10,000 cash plus $10-$20,000 Trade. Mobile home packages will come together over the next 90 days. Looking for something larger? Single family dwellings, some in 55+ developments as well? Prices $55,000 to $75,000. PROPERTIES

Interested in U.S. properties? Arizona-based real estate agent and Trade Broker available to source properties in the U.S. southwest. Many of the properties (bank foreclosures) are already listed through regular channels, which means they become all-cash transactions. Wherever possible the Trade Broker will work towards a substantial barter downpayment on a variety of FSBO (by owner) properties, right from mobile homes to condos, houses or undeveloped land. One of the positives is that this real estate agent will also assist with property management on behalf of absentee owners. Some of the southern U.S. real estate is expected to bottom out by later this year. The strong upside might be a few years down the road (2015?) but returns could be much more rewarding than what is currently available through traditional venues. If you were ever considering a purchase / investment in a sunbelt destination as part of your real estate portfolio, now might be the time to check out opportunities in the U.S. southwest. Real estate prices in Arizona, California and Nevada have slid back to or below 2002 levels (pre-boom) and experts suggest there could still be another 10% to 15% slide before things bottom out. It is definitely a Buyers market, thanks to foreclosures and an ever-increasing inventory of bank-owned properties.

The PMC is important for northern U.S. or Canadian-based buyers who, at least in the short term, will probably be absentee owners most of the year.

It represents only a small portion of what is on the market but location, location, as selected by the BarterChek representatives, is the prime consideration. Keep in mind furnishings are an additional cost. In some cases, especially in bank foreclosures, the previous owners might have removed everything that moves: fridge, stove, dishwashers.

 

Trade$$ involvement in these purchases can range from nothing to reasonable. If the property listed is a FSBO (by owner), a Trade$$ downpayment might be negotiated. If the property is a bank-owned foreclosure, it is probably all cash. However, partial trades could still be possible for expenditures like renovations, furnishings
